Buying from a private seller is a simple as just signing the purchase contract it is always nice to have a lawyer review the contract since its binding but for the most part you sign a contract you agree to the terms of the contract and you abide by the rules of the contract. Once you've completed the inspection and it is satisfactory you can send the contract to the title company and they will schedule the closing as needed.

Not not sure what kind of partnership you are looking for. This property is in a rental neighborhood and has about 15 K in delinquent taxes. On a good day it is probably worth only 30k also it looks like it has been abandoned for a while so I'm not sure how much repairs is going to need let me know what you are thinking thank you

I'm always amazed at the standards set for wholesalers in this forum. People guaranteeing ARVs really? You might as well guarantee repair costs whiles you are at it. Next you may want to guarantee the DOM before selling. 

If you are an investor and you don't do your own due diligence when dealing with anyone in real estate you deserve to lose your money. I always do my own due diligence. I run my own comps and also assess the repairs needed. A wholesaler is just bringing a lead for me to vet. The quicker people learn that nobody is going to do the work for you the better of you will be. End rant.

I just used Barnes Wildlife Critter Control for mice as well. They seem to know their stuff. Also trapped a few of the unwanted guests.

Welcome to BP. There are not many duplexes in the suburbs around Dayton so you may run into issues trying to find one. There are plenty of them in the city but that may not fit where you want to live. You may have to consider a fixer upper for your primary residence and get a line of credit for the equity after you complete the renovations. Look forward to seeing you around the meetups.

Rentometer or Zillow rent estimate will help. I would search rentals in your area to see what that asking prices are. You can also use hotpad as well. Biggerpockets has a tenant screening tool as well.

It all depends on what class of rentals you are looking for without a criteria we will be guessing. Also some zip codes around here have good and bad areas so it's had to say avoid a particular zip code.
