I was told by one of my mentor's that you know you've found your bottom when the seller starts flipping out. "If you didn't insult them, then you didn't go low enough."

If your marketing and wording is right, and from what I see on your site, the buyers form is for people who have bad credit or no credit and know that they cannot get a traditional mortgage, so they fill out your form hoping that you can put them into one of your homes on a Rent-to-Own basis, even though they cant see any inventory.
Otherwise, there really is no point using your services because they could go to a realtor who can find them a new home.
You can look at my site and see what questions I ask because this is what I do. When I get a lead and they speak to my lender and it turns out they CAN get financing, I send them off to a realtor and collect a small marketing fee when the deal closes.

I spoke with a seller in Moore County, NC and they told me they have the lowest taxes in the state. I then spoke with a property manager who said that may be true, but that particular county went ahead and prorated the value of everyone's property by 4 years and then taxed that. Does this happen all the time? If so, how would you really know what the value of a property is if there aren't good comps to go by?

I do mainly lease option deals in my area, but I do wholesale deals all over florida and out of state. I haven't done any in tampa, but it would be nice to know some people over there!
