Hi! Trying to navigate the potential of investing out of state (plus the fact that I’ve not yet purchased investment property).  How do you find the neighborhood rating? I’ve looked at Zillow and look at the school scores close by, look at google maps but other than that is their some tool I can leverage to help sped up this process? Thanks!!

Hi Natalie, please look up maptimum.com. We offer exactly what you're looking for.

Hi Steven,

Thank you for taking the time to write feedback. I just saw your comment after two months.

If you look at our reports (here's an example), we offer much more than demographics and are adding new features frequently. Also, our data are hyperlocal (at the most granular level available). If you read the fine print on the link you provided on DataUSA, you see that some of their data are at the county or state level, which is basically useless for someone trying to evaluate a limited area.

It's true that demographic info may not be that important when it comes to investment but for people choosing their primary residence, it can be the primary factor. A young single person will be miserable in a family-oriented area or a retired couple will not enjoy a young bustling neighborhood, etc.

I agree that if someone is a good researcher and has plenty of time on their hands, they can find majority of the data one by one. But the same can be said about cooking, and yet people still eat at restaurants.

Please let me know what features you would like to see on Maptimum that will make it a valuable service to you.

Thank you again.

try these

neighborhoodscout.com

crimegrade.org

communitycrimemap.com

I'd add maptimum.com to the list! (personal and property crime, fatal car accidents and DUIs, registered sex offenders, etc) all in one place.

Hello, real estate people!

I have created a comprehensive neighborhood research tool, Maptimum, that I think you will find very useful, whether you're a homebuyer or investor.

You enter an address, neighborhood name, or zip code, and specify a radius or shape around it. The website then compiles a report including all the details you might need to evaluate the area.

Please give it a try and let me know what you think. The first report is free after you sign up.

Each report includes the following:

  1. The People
    1. Population
    2. Household Composition
    3. Age Groups
    4. Racial/Ethnic Composition
    5. Education
    6. Income Distribution
  2. Living Environment
    1. Occupancy Rates
    2. Nearby Low-Income Housing
    3. Land Cover
  3. Safety and Security
    1. Crime Indexes
    2. Fatal Car Accidents and DUIs
    3. Sex Offender Registry
  4. Schools
    1. Public School Districts
    2. Charter, Magnet, and Private Schools
  5. Health and Natural Risks
    1. Air Quality
    2. Noise Pollution
    3. Earthquake Risk
    4. Flood Risk
  6. Lifestyle
    1. Walkability and Bikeability
    2. Public Transportation Access
