Flooding occurred on the 14th. The rent is just late as always. There is nothing on the lease that addresses expenses or temporary living in this case.  It does state: "If the premises are rendered uninhabitable by fire, flood, or other natural disaster during the term of this agreement, this agreement shall be thereupon terminated. 

The county has just ruled today the property uninhabitable.

So I had a pipe burst inside of a wall in my rental causing a good amount of flooding. The water is currently turned off while I am waiting for insurance to come and do the inspection. Everything has been cleaned up and is currently drying. The tenant went to stay with a parent along with her baby, 

(side note) This tenant has not paid their May rent and it's now the 17th. 

According to the lease it states that if a fire or flood occurs, then the lease is terminated. Can I just send the tenant a termination letter and assist with moving? Am I responsible for temporary living? The tenant has renters insurance but still asked If my insurance would cover a hotel even though she is staying a family members house.  Would you condemn the rental as a percussion?

Hello, 

I have joined the site to learn more on being a Landlord/Property Manager. Also would love to chat with investors who have experience in Montgomery County Maryland and Worcester MA. Very interested in picking up an additional investment property. Currently looking in Montgomery Village Maryland. 

I also wanted to know If there is anyone in Montgomery County that could assist with serving a "notice to pay or quit" I've never had to go that route in the 5 years of being a landlord. Thanks.
