Post: How to view absentee owner's properties?

Hello,

I am a wholesaler in Miami, FL, and I wanted to ask a question which has been stuck in my head for quite some time now. I wanted to know: If I write a letter to an absentee owner asking him if he is interested in selling, and he agrees, how can I view the interior of the property to view the condition and make my final offer? Or if I make a blind offer and not view the property on the inside, what if my end buyer which I am wholesaling the property to would like to see the property? I have buyers how would refuse to buy a property without actually viewing the inside of it.

Thank you very much for your time.

This sounds like a great plan! Best of luck with it. I want to do something similar here in north TX. Would you mind sharing how you put together your list?

Thank you,

 Hey Matt,

I use a program called AgentPro247 which allows you to search up properties with very specific criteria such as properties with absentee owners, tax delinquent properties, etc. There is a video on www.retipster.com (click on How to Find Motivated Sellers Thumbnail somewhere on the right of the website) which teaches you everything there is to know about this program. Very useful. Best of luck on your journey!

You should either mail more or send letters (letters get average 3%). Second, its a numbers game so you gotta remember, some calls coming in are just going to be bad leads. You need to filter and find the good ones. If the phone rings, theres 2 things that can happen. 1 they will be like, no i dont want to sell, dont mail me again bah bah bah. or 2 they will be like, how much are your offering? or yes im looking to sell?. So thats how u know they are interested. 3rd, About checking the property if its in another state, with all the info your gathered, you base your offer on that and put on the contract, subject to interior inspection. So when you send the buyer to see the property, you get his word on how the property is. If the property is really bad, tell the seller 1 of 2 things. You need a lower price or you're exiting the contract. Be honest with him, say you got this property under contract and he needs to go see it. Say your business partners to the home owner and he is going to check the property for you. Also dont use zillow for ARV, your just going to walk into trouble because zillow with arv is not really right. To get the buyer into the house, find out when he can go see the house and schedule a time with the homeowner.

Hey Ryan, thank you very much for the thorough response. Great info. Just one thing, what if the buyer wants to go and physically see the property for himself on the inside but the seller lives elsewhere, maybe in another state or just a city far away? I have buyers who would refuse to buy a property unless he can check the interior first, which is completely understandable.

Thank you once again.

Hello,

I just started wholesaling and came across the direct mailing marketing strategy to find motivated sellers. I have acquired a list of over 500 leads which I plan on sending postcards to via Click2Mail. I wanted to know, if the postcards reach the sellers and they are interested in selling their property, how can I view the property to check the interior condition to then make my offer to the seller if the seller lives in a different state or anywhere far from the property he wants to sell? At first, I thought to myself it does not really matter because I can just search up the ARV via Zillow or something related to that, but what if my end buyer would like to see the property himself to then make a deal?Thank you very much for your time.

Hello, my name is Amir. First post ever on the BP Forums. So far I have found many useful sources of information on the subject of Real Estate in this website. I am extraordinarily motivated to get started with my venture into Real Estate. I will do whatever it takes, as much research as I have to, as much time as I have to put in, etc. I have an enormous passion for entrepreneurship, making money on my own, investing, which is why I decided to join the BP Forums.

I made this post mainly to introduce myself but I would also like to ask one question: The branch of Real Estate investing I am currently interested in and would like to get started is in Real Estate Wholesaling or Property Wholesaling (however you would prefer to call it). I have very basic knowledge on Real Estate Wholesaling but I do not really have information on the subject in order to start. My question is, since I am new to this website, can you guys please direct me or put links here where I can get information on Property Wholesaling? I would like to get information on where I can find properties so I can then show these properties to potential buyers/investors (i.e, should I go to a bank to look for these properties? Or how does this work? ). Also, where should I look for buyers/investors? Any specific search I should make on the web in which I can find and then contact potential buyers (for example, a search like "We Buy Houses!").

I just want to get all the information I need so that I can start Wholesaling Properties.

Thanks a lot for all the help,

Best Regards,

Amir
