@Dov Klitnick that sounds like it’d be extremely frustrating. I’d explain the situation to the realtor and see if they change their ways, if not, you should find a better realtor.

@Theresa Harris thanks for the response Theresa! My worry is that the people will just smoke off of the deck and the smell will still drift in the downstairs window.

Hey guys, I’m a brand new landlord, just closed on my duplex one month ago. My tenants are having a long standing conflict, the people upstairs are smoking weed outside of their window, and the smoke is drifting into the windows of the people downstairs. I texted the people upstairs last week and asked them to stop but nothing has changed. The man downstairs said he is going to the tenancy board about this. I’m going to speak with them all tomorrow in person, do you guys have any specific suggestions on how I should handle this? Thanks for any advice you may have!

What’s everyone opinions on HELOCS vs Refinancing? I live in Canada, and would like to use one of these methods on a mortgage free home with intent to invest in Real Estate with the money.

With HELOCs right now in Canada the interest is prime + 0.2 (4.15% total currently) with a 25 year amortization period. Some brokers have told me HELOCs are better; while my banker said refinance is. What’s everyone’s opinion on these methods.

Well I was in grade 9/grade 10, a young 15 year old boy playing video games and not knowing a darn thing about real estate or what was going on in the global economy haha.

You are 100% correct, there was a change of plans and I’m not using the entire equity but only $195k!
