I am venturing into apartment buildings therefore I am looking for Commercial lenders who can lend for 5 to 10 unit apartment buildings.  Please recommend.

Looking for a Contractor for medium size rehabs in the Western suburbs.  Please share info about any Contractors with good work at reasonable prices.  Thanks.

Anybody ever had experience trying to rent out a 2-Flat in winter (Mid October thru March) in cold weather States.  I am trying to rent out two units in a 2 Flat at market rent and facing a few inquiries and showings.  Please respond.

Just bought an SFH foreclosure in Forest Park for $128500. I had to bid above asking price. Needs work but mostly cosmetic. Will rent for $1850 - $1900. It is getting very difficult to find anything decent round here for less than $200000. I own 6 rentals in Forest Park. Village government is great and renters are easily available. Any one with any ideas or impressions in Forest Park as a neighborhood regarding stability / improvement etc. I am too much vested in this neighborhood.

I am looking for my fifth mortgage overall 10th property (5 properties are paid off).  Does anyone know of a lender who does 5th thru 10th mortgages?  I have a lender who is a little higher on rates and closing costs so I need two to three other lenders with whom I can compare rates and closing costs.

Mine is at 917000.  Includes 4 mortgages with 9 total properties that means 5 properties are fully paid and cash flow is decent due to paid off properties.  Trying o buy a few more by leverage but always try to have a safety factor with some paid off properties plus W2 jobs with a decent income to deal with economic downturns as happened in Detroit but not in Chicago, not yet.

Just bought another 2 Flat in Forest Park yesterday.  Paid $180000, and will cost additional $15000 in remodel/repairs.  Expected rents total $3000 per month.  It is within 2 miles of my primary residence and thus meets my wife's criteria for any rentals that I buy.  I have 4 mortgages and 9 properties.  Now looking for 5th mortgage and another property but it is getting harder to find good deals.  I use leverage but not excessively.  I am increasing leverage little more now to expand to $10000 monthly cash flow.  Any suggestions on upcoming areas that are great buy and hold buys?  Thanks.
