I have 25 tenants in 12 properties total.  I just reached a cash flow of $10000 basically because half of my mortgages are paid off.  That is reason for good cashflow.  Otherwise Chicago has high taxes, insurance is high, repair costs are high, vacancies etc.  For sure shot cash flow and keeping risk low, try to pay off some mortgages.  That is what keeps me calm and low risk.

Recently rehabbed a 2 Flat.  Both are roughly equal 2 bedrooms but the electric bills are very different. Village inspection was passed and meters were approved by electric company.  I as landlord has common public areas meter.  Any ideas please.

I own a 6 unit building.  My next door neighbor in another 6 unit building threatens to sue me because my tenants sometimes (not all the time) walk thru his parking lot or smoke while walking thru his lot.  My tenants can walk through the alley or street and avoid his lot.  However, am I legally responsible for their behaviour as they are all adults.  I do nothing to encourage their behaviour.  He thinks I am legally responsible for my tenant's behaviour because I collect rent from them.

Please advise.

His dumpster is encroaching on my tenant's parking spot.  I am not encroaching on his property.  He is encroaching on my property.

My tenants can go through street or alley.  They donot need to go thru the neighbor's lot.

I own a 6 unit building with parking in the back.  Dumpster of next door building has been partially encroaching a few feet into my lot for a few years.  I never paid attention until a tenant called me and said to have it removed because her son is buying a car so they need to park additional car behind her car.  Two tandem spots are hers.  I told the new owner of next door building to move his dumpster to his lot.  He was very insulting saying that he was trying to be a good neighbor and why does he suddenly has to move it.  He goes on about my tenants walk through his lot and he will collect evidence and sue me for my tenants tresspassing.  I told him to do that if he like but I will claim the spot.  I has plat of survey that shows my lot.  Also, dumpster is behind my tenant's car and clearly in my lot at least a few feet.  He told me to call recycling company which I will.  I will also call the Village.  I am thinking of legal action if all this fails.  Any ideas, please tell.  This forum is a godsend for me and is always great ideas.

It is not a machine.  It is natural process betweeen two people that creates civilization but should not disturb others. Her boyfriend is likely living with her or visiting a lot.  Too early to determine, she only moved in two weeks ago.

I have a strange problem.  I own a 6 unit apartment building.  On first floor, there is a 50 plus lady who moved in alone.  Tenant in basement apartment (legal unit) complained of unusually high noise and unusually high vibration activities some nights. Her next door neighbor also complained.  I and the basement tenant are worried about ceiling coming down.  How do I put it nicely and politely to her without creating uncomfortable atmosphere for her and me?  She has a lease for herself alone but another person might be living with her (too early to be sure, she only moved in two weeks ago).
