Hello BP,

I have a motivated seller who would like to avoid short sale, but has told me his house is worth 300K and he owes 600K! Initial research shows comps are $425K but house, purchased in 2000 is trashed, neglected with high repair costs. Obviously need to verify lien numbers but wondered at first glance if there were any creative owner finance options for selling when seller is in this deep? Many thanks!

Yes, chiming in with M.Cramer, does anyone have info on the working regulations between the RE Licensee and the Broker, when your interest is your own investing business and not regular realtor work through said Broker?? (And how to find the right Broker for this relationship). thanks

Hi all, I wish to start my REI education with a California Real Estate License ( I'm learning this is the most efficient way to access MLS for due diligence). Can anyone recommend a reputable California ONLINE RE School to prep for the license exam? Thanks!!
