Post: Commercial loan product for refinance of a performing STR

Hi all! We're looking for a commercial product to cash-out refi our STR that has 7+ years of performance history. We were told by our broker that we would have to turn it into an LTR with a year lease in place to refi, and we really don't want to do that. What entity has a product that takes into consideration our STR rental history (and maybe experience) for a commercial loan?

Hello all! I'm in the process of re-renting one of our SFRs, and have 3 separate (seemingly qualified, although obviously not yet fully screened) parties who would like to move forward with the application process.

How do you all handle choosing between interested tenants? In the past I've typically just gone with first-come-first-served, but we've also (once) generated a bidding war, which ended up being incredibly lucrative, but I felt a little yucky about it.

Tough problems to have, I know. Life in Austin. :)

@Kevin Knight I feel your pain! We're just coming to terms with the fact that we're now priced out of our own central-ish neighborhood (Windsor Park), even though we just bought a rental here 14 months ago! Now planning to move on to cheaper pastures. :)

Hello!

I'm Amy from Austin, TX. I'm a web content manager looking to get started in REI with my husband. We have (particularly awesome) twin 4-year-old boys and are looking to get out from behind our desks and mix up our career lives a bit.

We don't have much experience yet. My husband has been a landlord a couple of times in the past. I purchased my first home as a single gal in 1999, and I became a landlord in 2007 when he and I bought a house together and my little house became a rental.

In 2012 we bought another rental together in North Central Austin, and have had really great luck with it.

The current working plan is to try our hand at flipping while we still feel like working our butts off, and supplement with additional buy-and-holds along the way for retirement.

Right now we're focusing on the preliminaries - educating ourselves, building a team and a network, and learning how to hunt down deals.

So glad to be here!
