So let's say you contract with a seller's real estate agent to sell your rental property. There is a clause in listing agreement that allows seller agent to shift into being a transaction agent if they put offer in for buyer who does not have their own agent or bring buyer in.  Is it standard that if per listing agreement, seller's agent gets 2.8% commission and buyer's agent gets 2.8% and the original agent ultimately turns into transaction agent that said agent would get entire 5.6 % commission  or is it more standard that it would be reduced or negotiated to say 4% total or something like that?  Would love to hear as many responses as I can. Really wanting to grock what the industry standard is and/or what others have experienced. 

Post: SNOW!! To shovel or not to shovel...?

I have someone (tenant) that I hire to shovel snow for me upon request. I always request shoveling for major storms and high level snow. I tend to waffle on days like today where snowing and 20s at night(tonight) but 50 high tomorrow, 60 Sunday. Will likely melt tomorrow or Sun is always, yes? (one thought). But another is that will likely pack down tonight and be icey/dicey til it does melt, likely tomorrow or next. Lease says LL not responsible for shoveling, but may without warning. I leave shovel and ice melt bucket for tenants (but rarely does any tenant shovel) it is for a 4-Plex. Any thoughts??

Mary, does he have to be a licensed contractor for that to help? I don't think he is actually a "real" contractor. I looked him up online and saw he has a "F" rating on one of those referral sites with a similar complaint (except according to reviewer he actually did do the work, just extremely unprofessionally and then got argumentative when confronted)

A friend of mine met a guy this summer who said he was a contractor and did remodeling work. In June she verbally agreed/began to use his services for a bathroom remodel. He had her sign his bid in July and she gave him over $2000 up front because he said he needed that. (This next part is the one she has the question about) On the bottom of the bid she signed it says "any disagreements will go through mediation" which she will pay for). Throughout end of summer, she contacts him and he is unable to come out due to other jobs words words words.  She told him she needed the work done by 2nd week August.(not in writing)  He did nothing. She has since asked for him to return he deposit. He refuses. Can she legally take him to small claims court or is she obligated to go to/hire mediation still b/c of the contract she signed. He did no work!?
