hi @Ana Marie B. Get the HELOC for the reasons others have already mentioned. When aske, "how much do you want?" The answer is, "As much as you'll give me." Pull as much out as you can, use what you need. It costs you nothing if you're not using it.

And yet you did what was necessary, fair and yet heart wrenching. That is a testament to your property management skills coupled with a sense of compassion. You did your absolute best in an extremely difficult situation. Future clients may read this and hire you for this reason (myself included).

My tenants are renewing their lease and I've promised to offer a monthly rent rebate if they continue to be excellent tenants.
Does anyone have a template for this type of agreement?
Or ideas of where I might go online to find such a template?

I'm in Foster Powell, close to cafes and bars in the FOPO triangle.
The duplex has been gutted and totally renovated, so pretty much everything has been replaced via a 203K loan.
Each unit has 2 bedrooms and 1 bathroom. I'm happy to PM specifics. Thanks!

I've talked to 3 realtors so far with widely varying valuations.
2 who specialize in single-family homes say around 300K.
The other one is a property manager and is looking for investment properties.
He says it is more around 375K.
If anyone has connections in Portland I would be grateful!

Hi, I'm hoping to sell a duplex I own in the summer, but I'm getting drastically different valuations of my property (i.e. from 265000-375000).
How do I determine the actual value of my property?
