Thank you, Nicholas. This is extremely helpful. So looking at the letter I sent them, it was a 20-day Notice to Pay but it didn't have the language about their rights at the bottom since my letter was self-drafted. So, at this point, based on your experience can I serve them a Notice to Vacate next if they don't pay or do I start afresh with another Notice to Pay or going for either one (Notice to Pay/Vacate) is my choice?

And do you have any referrals for attorneys that work in the Pierce County incase things get too complicated as I do it on my own?

Hi, I have a tenant that promised to pay past due 2 months' rent and failed to do so. They have 2 kids, so I was doing my best to work with them. But when they didn't make up the missing 2 months' rent, I sent them a Certified letter letting them know they were in default, and they needed to pay it by 10/15. They did pay this month's rent but are struggling with all their other bills. I suspect they won't be able to make it and being a new landlord, don't have any experience with this aspect of property management. If there's anyone that successfully used a 3rd part or accomplished it themselves, could you provide me with a referral? Thanks.
