Congratulations @Account Closed My husband and I are actually on the same boat. I have mailed out about 40 letters (hand written)  and have received about 5 phone calls and made 3 offers. We have not closed on a deal yet but you never know... one of them might call back later on down the road. I was extremely nervous as well on my first couple of phone calls but it's getting easier. I wish you all the success in the world!!

@Brian Gibbons Thank you so much for reaching out! I would love your help. I know the market values very well as I'm a real estate agent however I really need help with the contracts part of it. I have multiple subject to potential sellers but then I/m stuck. I dont know where to go from there, what contract to use to send the offer, what contract to use to close the deal, nothing. All I have ever used as an agent is the 1-4 family contract. I want to learn how to fill out these subject 2 contracts the legal way since I have heard that TEXAS is pretty strict. Any help would be greatly appreciated!

@Percy N.   The seller does not have a mortgage. She would like to sell it to me, but ideally I was wanting to purchase it Subject To however I cannot do it that way since it's paid off.
