Great questions! I am also located in Central Illinois. In my opinion, it’s really going to depend on how long you want to work.

Personally, I want to retire early and enjoy life doing the things that I choose. So to me, passive income via rental properties is the solution. But some people love the comfortability of their W2 job, so rental property investing may not be as important. We can assume that since you are on BP that rental property investing may also be in your future?

@J Scott If they did just borrow the money from the investor, what kind of contract would you use with them?

Does anyone else have any contract templates or examples for this sort of loan? Any help is appreciated! Thanks in advance.

Hello everyone! I am a new member located in Lincoln, Illinois focusing on real estate opportunities in Central Illinois. I am 28 years old, and live in Lincoln with my wife and two children. I am a 2010 graduate of the University of Illinois at Urbana-Champaign. 

We live in a pretty rural area (farming community), but we are within about 45 minutes to 5 cities of 100,000 people.

I became interested in real estate immediately after college. My wife (then girlfriend) and I purchased our first home in 2012 with the intent to flip it. In 2014 we purchased our 2nd home with the intent to live-and-flip, while renting out our 1st home. We have been able to build some decent equity in these, as we completed most of the work ourselves. I received my real estate broker's license at the beginning of 2016, and we bought our first real flip in May of this year. 

I am a property claims adjuster with a large company, but my goal is to get involved in real estate investing, and quit my job! Obviously, I have to get a little deeper in REI before making this move, but its a goal!

Once this flip is complete, I would like to start getting into multifamily properties, while still flipping or wholesaling if the situation is right. Looking forward to the information that is available here at BiggerPockets! And I love the podcasts!
