I would attempt to have a meeting with the tenant & sons. At this meeting I would try to come from an angle of compassion/concern for the health/well being of the dad & his health issues & challenges of the climbing the stairs.
Would you be willing to release them from the lease if you don't have another unit where they can transfer too?

Someone always knows where I am at. I never turn my back on applicants..I always walk behind them, show in the during the daytime hours, get there a bit earlier than the appointment to open the door & turn on all the lights.

It may be your wife's lack/unstable of work history/income. Try another lender

Prospective probably doesn't have any credit. I would speak with the applicant if you think it may be an error on the application.

What I can suggest since I am not aware of your local laws. Itemized the repairs with the cost of repair & deduct from the security deposit, even if the cost is well over the deposit. Keep a copy for yourself & your file & send one to the tenant, if you don't have a forwarding address, send it to the last known address, with some sort of notification from the post office that it was sent - also keep that with your records. So if the tenant demands/request a refund you have documentation. Also, take pictures in case this ends up in court.

From the landlords perspective, in some states, you can accept prepaid rents but can not use the fund until the actual calendar month in which the rent would apply. Will your tenant be expecting a discount of some sort for paying the rents in advance?
I think it's a smart move on the tenants behalf to ensure he/she has a place to live for the term of the lease.
My suggestion would be to accept the prepaid rents & do your inspections to ensure that the tenant isnt' tearing the place up.
Weeks??? I won't complain about the few freezing, snowy & icy days we have had here LOL

In addition to the above comment, also send the tenants an "introductory letter" which outlines when rent is due & late, how it is to be paid & late fees, a contact number for maintenance request.
