Hi All,
A friend and I are getting a Cashflow Game Night started in our area next week. We've played with another group once a month, but it is an hour away and it will be nice to play closer to our homes. Do any of you play/organize the game and have any additional group slides that we could "borrow" to put up on the projector for the whole group to use?

Seller informed me last night that she filed for bankruptcy on Friday. Would that push things back a bit?

I am a new wholesaler....I've flipped and purchased buy and holds, but new to wholesaling. I sent a woman a postcard in my neighborhood since I noticed that the house needed love. She contacted me just now and said that she'd love to sell me the house, but I am not sure where to go from here or if I even WANT to go from here. Please help!
Loan Balance: 140k
ARV: 240k
Repairs: Less than 50k
Behind in payments: 9 years. She's been paying a lawyer to help her stay in the house and I guess it worked. She has also filed Chapter 7 Bankrupcy.
Bank tells her that the total she owes including arrearages is $285k. She's like to do a short sale, before the sale date of May 7 (Yes this Tuesday!) She'd rather sell it to someone and make nothing than give it back to the bank (bitter towards the bank). Bank also told her all of those arrearages will be waived. I didn't know that was possible?
Please advise....

Can anyone please tell me how a seller (Non-owner occupant-inherited his parents' home) is taxed when they sell a house with seller financing? Do they add what the buyer pays to them each year in with their own income?

Thanks Wayne and Long. That definitely helps. So if I am marketing for wholesaling, (according to the property appraisers site) they are legally the owners now and are free to sell the house, right?

Hi:-) Can anyone tell me what "Order Determining Homestead RE" mean when I find it on the Property Appraiser's website under the Sales History heading? I know what homestead is, but I keep finding this phrase when I am researching probate cases. Does it mean that the heirs are taking over the property and trying to get the homestead exemption on it?
