High my uncle is a real estate investor and he is looking to retire he wants to sale some of his properties and willing to sale them to me at a discounted price some are commercial and some residential the commercial I understand I can get a DSCR loan but the SFH I'm trying to figure out how would I take them down I don't think he is interested in seller financing he wants to off load everything he is older and ready to get rid of them all them are section 8 can some one advice me in the best way to

Purchase the SFH could I use hard money trying to avoid the 20% if possible. Thank you

@Sean Pan so as a beginner where do you suggest I get the capitol From besides partnering If a house is the amount needed for the deposit a percentage of the arv how do you come up With the amount I need

Hey been studying real estate for about 1 yr now really want to get Into rehabbing houses but being new don’t quite have to capitol to start I have contacted hard money lenders and understand a little bit of how it works but just don’t have to capitol with research I found my best approach is a joint venture I been to groups and and forums and have leads slowly coming through the pipe line but have yet to form a relationship with whom I can do I joint venture any assistance would greatly be appreciated thank you

@Janet Russell thank you yes I believe they do also it was a fsbo lean from Zillow which I come to realize that this is what wholesalers who have money do but it out right than post it on Zillow and Redfin and jack the price up for provide to a investor but I told him I was a wholesaler myself he did not object needless to say he would go under contract unless I had a buyer which means I can’t shop it around anyway

@Matthew Von Dwingelo it’s another investor who he bought the property it still has plenty o meat on the bone but I think he is looking for cash buyers

@Lydia T. It’s another investor who buys and they are selling as is he wants the cash quick the buyers can go buy and look at the property and inspect but he doesn’t want dd in the contract
