Thank you very much for pointing me in the right direction. Do you also have experience combining Solo 401k's and SD IRAS together in a transaction?

Can anyone guide me thru the process of attracting clients to use this strategy and also explain to me the blueprint of how this strategy works? I see people taking advantage of it everywhere but haven't been able to locate a competent person to teach me. Thanks BP!

Rick M. No problem. I am a newbie still trying to put things in the proper sequence to begin my journey. I absolutely love this thread because of the wealth of information shared as Stephanie Potter pointed out. I do know the importance of having a investor friendly contract offer put in, and am glad to see a "real world" example of it in my thread. I wanna thank everybody on this thread and those on any other i am going to have. I ask this of all the SEASONED vets in the game, I know this a dog eat dog game but I (and countless others) love it. Oh...CAN SOMEBODY PLEASE TELL ME HOW TO DO 100% FINANCING ON A 2-4 UNIT? Is using the FHA LOAN the way to go (my credit isn't the greatest ).

Are there any suggestions on how to create a 100% no money down purchase using a FHA loan?

Besides bothering an agent, how can I find out how to determine what areas are "hot" or up and coming? Is there a site that monitors this?
