What's up y'all,
What is the market rate you are being quoted for property insurance in CT?
I have a 3 unit in Hartford, CT that I'm currently shopping for. So far the average is around $250/SF. Also if you have any brokers to recommend would be greatly appreciated!
For agents: Curious to see the ranges based on CT Counties and or insights as to what makes a difference when evaluating a property or investor.
Thank you in advance!

@Samer Karar
Hi Samer, try Jose Palacio. He’s the closing attorney I use and had been doing a superb job.

Hi BP, happy Friday!
I'm sitting here at a coffee shop about 1.5 hours away from my fix and flip where a new lead came in for me to check out. I Wanted to share a little of what motivates me to work to reach my real estate goals everyday. Take a look and reflect (every week) at what you have accomplished up to today. Whether by locking down more deals, or types of deals you've made; to the creative negotiation or marketing you have accomplished. Each and every day you work towards your goals you're one step closer!
I started at the end of 2018 with one thing, determination. My business partner and i decided to look into real estate as an avenue to the pursuit of our life freedom and haven't looked back since. Our backgrounds helped, but doing the work (seeing houses, analyzing deals, networking, networking, networking, creating friendships with like minded people, etc.) and gaining that momentum everyday lead us to where we are now. SO DON'T GIVE UP!
I Want to hear from the BP community what motivates you and keeps you going? What accomplishments and milestones you have noticed that pushed you to the next level?
AND
WHERE ARE YOU NOW?!

Hey BP,
Currently investing in CT. Looking for alternative interest-bearing accounts investors use for security deposits other than a savings account. Online? Money markets? CDs?
Appreciate the help!

Happy New Year!
Hope everyone is as excited as I am for what 2020 has in stored. The possibilities are endless right?
Since our favorite season is underway, tax season, I wanted to start a discussion about your favorite management tracking tools.
What tools do you find helpful for keeping these three items in order? What apps or programs are the most user friendly?
- Timesheets and Time Management Tracking
- Milage Tracking
- Receipts and Expenses Documentation
Any other tips, tricks you’d like to share to get the jump start on 2020 is much appreciated!
