I don't, but I'm sure you will have no trouble finding one on here.

One suggestion:  Have your criteria really nailed down and that relationship will be much more fruitful.  I've developed a great relationship with my investor/realtor here, and a big part of that has been really knowing what I'm looking for.

I think you've some great feedback from @James Wise & @Pat Danaher , my only thought would be bringing the repairs back to the seller and asking for a reduction.  

I'm in Florida as well, and block is definitely preferable.  Keep us updated!

YES.... NO, I don't know!

A home loan for a personal residence doesn't produce income in the classic sense.

A 0% APR car loan doesn't either, but with inflation adjusted dollars you are paying less each month for the car.

If the debt works to offset a tax obligation which would end up costing more than the debt, then is it really debt?

I have always been of the mind that debt is only to be used for appreciating/income producing assets, but I'm open to being rebuffed.  It's a great discussion, interested to hear what others have to say.

My wife and I are in exactly the same situation.  After much shopping and reaching out for referrals, we've found a local mortgage broker who works with investors.

Our issue was the 2 years worth of tax returns.  He found us a loan program that will go off one years tax returns, and we are able to use 2014's returns alone to qualify for the loan.  Now, this means we will be paying some taxes, as there are certain things we've chosen not to deduct in order to show the income needed to qualify.

I know that I know that I know that feeling!  There's a small apartment building I drove by several times before I stopped, wrote down the address and found out everything I could about it online.  Turns out the owners live in New York (apartment is in Florida), I've sent them two letters now and will keep it up til I hear something.

Here's what you need to know:

Who owns it 

You can find this out on your local property appraisers website.  https://www.sccassessor.org/

If they owe any taxes on it.  You may have to do a bit of digging through that same site in order to find this, but it looks pretty user friendly to me.  You can also call the local tax office and find out.

If they're local, think about paying them a visit!  My partner and I found a duplex the other day, looked up the owners records, and we're just going to drop by this week and see if she'd be interested in selling.

If they're too far away, follow 

@Bill Jacobsen 's advice and send them a letter.
