Hey @Jessica McCulloch - welcome to a great community! It sounds like you want to be a Cohost! Personally, courses are great, but analysis paralysis is a real thing. There are tons of coaching programs out there - look at a few and go over pros/cons of what works best for you. Happy to provide knowledge anyway I can! DM me if needed

@Corben Briggs - im an investor in airbnbs locally. The dock usage is important for many. You can also tailor a spot for kayak storage - etc. I try to appeal to what my customers want in the area. happy to connect offline and chat.

I lived over in Thailand for a bit. It's my understanding that you need someone that is local to be a majority owner (for many of the Asian countries). I could be wrong though. I would say to only invest overseas if you enjoy the actual travel to that destination. Otherwise, there are 8-12% ROI deals - you just need the network to tap into them.

I have to collate a few programs together to get max data exposure / quality. It involves overlaying numerous spreads. Propstream is heavily diluted, much like the others. Assume it's easy to get - so everyone uses it. My experience is to spend some extra time and get granular with the data so it best fits your marketing needs. Also, install follow-up.

Use the app "meetup" or look on FB for local get togethers. This is key to starting your journey! Your network is your networth.

Quote from @Andrew Freed:

@Karin Levi - Good question! My friend @Andrew Bosco specializes in medium term rentals (it should be similar furnishings to STR) and has a pretty sweet checklist that he utilizes for furnishing the property. If you message him, I'm sure he is happy to share his resources. He helped me furnish my MTR and they turned out great!

Thanks for thinking of me @Andrew Freed ! @Karin Levi I'll just post my info here - it's free. You're welcome to donate to my Venmo - otherwise - enjoy the fruits of my labor :)

1. Furnished Rental Checklist: https://docs.google.com/document/d/1RzTpNu1Vsm1_PJxPa_uTk5vL...

2. Items to purchase list: https://docs.google.com/spreadsheets/d/1Yls8YiWI9WIs0J-jWYdD...

3. MTR Presentation: https://docs.google.com/presentation/d/1qCD_XIgmg-2BGGzsDbWq...

4. Handoff List- great for listing managers sharing tenant info with leasing/property managers.

Dennis has the correct answer. See what you can do based on town requirements. Then, talk with a local builder on options of build. Side by side townhouses by me are affordable new construction.

As a househacker, I do. I know others who own call themselves PMs. I like to be up front - personally. Never had an issue.
