Thank you both for the advice. I will look into all cash deal. My hope is that the turn is not too long going from cash -> rehab -> refi.

Can it be done in <6mo per property?

Hello all,

I will have a line of credit of 800k at 2% interest only payments. I would like to be as leveraged as possible.

Is it possible to purchase investment properties with 20% down (800k buys 4MM of investment property) ? If so, what are the qualifications needed?

My plan is to slowly buy smart properties, refi at higher appraise, and use that + net cash after rent/expenses to keep buying 2-3 properties per year.
