So my appraisal came in $10k over purchase, accepted offer price. Am I able to negotiate a lesser down payment with this? Or what are my other options now?

I purchased a home (not official but offer accepted, inspected and appraised, closing May 1)
The purchase price is $269,900, and the appraisal came in at $291,000, which kinda shocked my agent and I.
Does this mean I have the difference in equity from the from the jump?

I was hooked up with a decent agent, brought me to properties, walked through the process with me. When it came time to pull the trigger on a property I heard nothing until it was far too late. I’m looking for a new agent in the Western Mass area, preferably one who deals in multifamily homes. I’m preapproved, also have enough for 30%+ down. Just need the right agent!

I am 23 years old. Currently working full time running a cleaning business for an awesome gentlemen. I am preapproved to buy a multifamily. I want to and know to buy a multifamily. The market is a sellers market, and my area (Springfield MA) isn’t the greatest. I know everyone says the best time to get into real estate was yesterday, or the time is now, etc.. I’ve been preapproved for about 3 weeks. I’ve attended a few open houses, met a few realtors, and each house I’ve had any interest in has had 2+ offers and at or above asking. I’m just not sure if I should hold tight, wait for the market to cool ( and miss out on the low rates) or buy now, on-market. Does anyone have any advice for buying in Lower income areas? Section 8 tenants? Buying multifamily in low income cities?
