I might suggest looking at the situation in terms of adding value to each other. For example, are you planning on doing future business together? I believe it was episode 37 on the Podcast where Aaron Mazzrillo was explaining that he has essentially one buyer for most of his deals. If that were the case, taking a small piece off the top end might net you more in the long run if it means selling in volume and quickly. Just one perspective, though. I hope everything works out for you.

Man!  I constantly think about Detroit!  As history shows us, everything is cyclical.  It's all about the timing.  That said, he's either on to something, or throwing money away.  I tend to take the value investor thought process and see it as a gold mine.  Unfortunately, I'm down here in Texas.  I would love to find someone willing to partner in the area though!

Welcome @Daniel Moultrie!  I'm completely unfamiliar with CA market, so I can't really offer any advice for strategy there...However, I would say start thinking about your niche and what your goals are.  Once you iron out your interests, your transition into a specific type of investing will fall into place much easier.  Good luck!
