Thank you @Troy Gravett and @Assaf Furman. Sounds like the deals got to be closed in order to get compensated. That was my initial thought but i wanted to be sure all the miles i'm driving will eventually be fairly paid back lol. Thanks again for the response guys. I have been locating properties in my FARM for an investor. I'm just curious how do "bird dogs" typically get compensated? When a deal is closed? When a house i locate has a seller that wants to sell? Or a property looks like a good lead?

Is this the same as a hard money lender? and if no what is the difference?
I'm new to real estate and i'm looking at all my options to do my first deal. If you could help me understand how "Private Mortgage Companies" strategies work that would be great. Thank you.
