I've never performed a BRRR but I'd imagine it's just numbers.

What would your monthly cost be with the 5% rate refi and what can you rent the property for?  

Then evaluating how much you can generate off the pulled out funds in a new property compared to tied into the current property.

What are the best metrics when evaluating a potential BRRR?

Background, I bought my first rental in December 2021.  It was basically turn key (very small touch ups). 

I am interested in trying a BRRR but wondering best metrics?

Also, what are key areas to update for the most value? (Kitchens, bathrooms? etc)
