Nick I am ok with Utah coz it worked well for me, so if you could help that would be great. But for me it is about numbers and profit so I am not tied into any specific location. I am looking at price points $50k to $200k buy price and renovated. I don't need loans as it is cash rolling. I am open for suggestions.

Engelo, No not now. Parts of the team are left but the house finder is not able to help me anymore, I am exploring who is out there who does this that I could use their services to find, rehab and sell the properties.

Engelo, I did 4 successful flips in Utah recently but had a good trusted team on the ground for finding, rehabbing and selling. It lowered the profit for me coz they all had to be paid but it still worked and I would have continued there but I have lost the most part of that team due to their personal family circumstance. I am exploring the feasibility of re establishing a team similar to what I did before. I understand the risks as I have been investing for several years. Flipping in US is not my major bread and butter but it did allow some cash flow advantages over the past little while. Thanks for your comments. If you think you can help, please let me know.

I am new to BP. I am a very experienced investor in Australia and USA over 15 years. I recently did some flips in Utah which went very well but my source for finding houses cannot assist anymore due to family circumstances. I need a trusted real estate agent that can find me the houses, someone to manage the contractors for rapid turn around and then someone to sell them. I am not biased on the state as long as it is profitable. I don't need financing most of the time. Can anyone point me to reliable people with a great track record.
