Anybody here that reserves a townhouse In Palm Bay with D32 Invest builder in Florida for about a year and then they jack up the price by 25% basically taking away all the appreciation? Not a good builder. Stay away. They also selling homes in Ocala FL. 

Let's say Zillow zestimates a property worth $150K.  If I were able to buy the property with cash for $100K. Would a lender let me immediately take out a loan of $150Kx75%=$112K without doing any improvement to the property assuming the property's condition on par with the Zillow's comps?

I have a rental single-family home in California doesn't cash flow well. I'm thinking of exchanging it for a commercial property such as medical office building or a small shopping center. With the recession is on everybody's mind, is this a bad time to get into CRE? should I stick with small multi family residential properties? Net new purchase around >=1.2M

@Charrand Jones your lender might recall the loan and property tax might get reassessed. Best to check with an attorney.
