They will be managing the entire project and the GC. Assisting in choosing finishes, design, managing the schedule and budget. I think it can be tied to performance but they prefer to be paid on monthly fee since it will require their time ongoing.

Greetings BP fam! We are underway on our first multifamily apartment renovation and are trying to come to a financial agreement with our project manager.  They are wanting to be paid a monthly flat fee starting now until the doors open (they will also be the property manager for the building once it is operational).  Their suggested monthly fee is reasonable but I am weary to have it be based on the timeline of the project since we don't know how long permits will take on the front end, or how long getting the necessary licenses to operate will take on the back end, any delays etc. Is this a standard proposal? Is there another way to structure the contract that is a win for both of us?  Thanks in advance for any suggestions!

Me and my partner are about to take on our first multifamily BRRRR in Miami, FL! It is a 20 unit property needing a full rehab. We are currently vetting GC's and wanted some advice on if we should hire an independent project manager or let the GC handle it all? Would it be wise to contract the job in stages or makes more sense to contract the entire job to them from the beginning. Thanks in advance :)

Hey Everyone! We are looking for an affordable company that covers insurance for Short Term Rentals.  Need Wind coverage too.  Any help would be great.  So far we have gotten ridiculous quotes for premiums.  Property is in the Miami area
