As someone just getting into the business, I haven't gained access to the MLS yet. Does anyone have suggestions on getting comps without the MLS.

I have a lot of free time while I sit at work and would like to start calculating deals, just for practice. So some method to check comps would be great.

Hey BP community. I just started learning about REI, I'm looking to buy my first property this year (and many more after, hopefully). My goal is that illusive financial freedom, I don't want to work a "9-5" anymore (technically I work 10PM-530AM..... it's rough), and I don't want to work for someone else anymore. So, I'm taking steps to realize those goals. My newbie question, or maybe it help more than just newbies, but what is your number one piece of advice for starting/succeeding in REI?
