Thanks everyone. I also work with her dad but try to keep a professional relationship and not discuss my rentals at work with anyone really. I'll ask her dad how he likes her boyfriend. That should be a good gauge on his character. 

He also works out of cell service ( in Montana ) for a large local employer, so it's hard to get him to sign the documents. Which I probably believe. I'll see if he gets the documents completed this weekend after he's back in town.

My understand is that then he'd be an unapproved guest and trespassing. I wouldn't need to evict him, the police could remove him that same day.
