So, looking for any advice. 

I recently inherited a rental house from a family member. The tenant has been in the house for over two years and paid every 1st of the month (The house is slightly under market rent) and has never been late on rent. The renter is an older gentleman (in his late 60s) and has stated that he does not plan to move. I went to conduct a minor repair and when I went inside the house, I noticed that there was a ton of clutter inside. I think since the man is older, he has some hoarder tendencies. I've brought it to his attention recently. If nothing changes, how would yall approach this scenario?  I'm conflicted since he's been paying on time for an extended period.

@Khanh Nguyen I ended up going with Decas Group for the property management. Maybe a little too early to give an honest opinion just yet since the place has only been rented for about 3 months now. I would like them to be a bit quicker on their email response times but other than that everything else has been smooth for me.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $89,000
Cash invested: $22,000

Small SFH 1000 sq ft
2/1 with spacious lot

What made you interested in investing in this type of deal?

I'm from San Antonio and currently have a primary residence in SA and another rental here as well. I wanted to venture out and try my hand at out of state investing. I researched and found the Birmingham market to have strong cash flow with a lower price of entry.

How did you find this deal and how did you negotiate it?

I actually used "Roofstock" for my first out of state purchase. I offered full asking price and once the property was under contract there were negotiations that came out of the inspection period.

How did you finance this deal?

Conventional 20% bank loan

Lessons learned? Challenges?

Still very new to the out of state (Alabama) investing game. I was able to look into three different PMs and decided on one who have been very responsive during the early stages of relationship. Also, within 4 months of closing I was notified by the PM that the HVAC had gone out. I knew from the inspection that the HVAC was older and now was needing replacement. Luckily, I had already budgeted for such expense.

Hello, I'm recently getting started on my real estate journey and have two SFH that I'd like to rent. Due to my work schedule, I'm looking for a reputable PM company with a manager that invests in SFH as well. Any suggestions would be greatly appreciated. Both homes are located on the Far West Side with rents at approximately 1500-1700.
