Absolutely, minimum of %25 across the board in the areas with high investors activity as Sunny Isles Beach and all the way up to %50 in some as Hallandale beach and Hollywood Beach,have to admit ,though, that Miami Beach held up very well...depends on lots of factors as how low was the floor,the view,sq footage,definitely crappy ones are the cheap ones and bank owned ones the direct ocean ,high floors are in very strong demand at all times....

You are right,theres no good without bad,if youre giving something for free it creates addiction.Unfortunately with masses its kind of like a cattle call.
Myself growing in former Soviet Union I can attest that freebees are never good in a long run...

Theres no bank that I know of that allows assignable contracts,as to the non bank owned deals they can be assigned only if the deal is cash,otherwise have to creat the addendums in order to no break the chain of title..

I was writing about a huge topic among realtors that want to list REO properties and those who already are doing it.Theres an aura of secrecy about the connection to be made to prefernces to be aquired to become one representing bank owned properties from sell side.

Mainly wholesaling,theres plenty of opportunistic deals from extremely cheap condos(from $14.9k) to rehab houses and seller financed multifam and motels ...Im loving it!
