We found a 3100 square foot ranch house that we would like to split into 2 separate units (roughly 1500 sq ft each). Looking for anyone who has had experience doing something like that. How much did it cost? How much time did it take? What issues did you run into? etc. 

We are Under Contract on a property that has 2 houses on it. It is zoned as a Residential Single Family but we asked the seller to apply for a variance. The Seller applied with the town for a Certificate of Non-Conformance so that the second house will be legally rent-able. He now has to go in front of the Planning Board. Does anyone have experience with this sort of process? What is the likelihood that the application will be approved and Certificate granted? What could happen to get it denied? TIA
