Jesse Fragale started buying student rentals in Waterloo and Oshawa. He later transitioned to pre-construction condos, later on he realized as we all do, that the money is in the Cashflow and started buying multi-family in Ontario with some plans of moving down south.

Hey Ehab, how are you?? I know for my self personally in my portfolio, I'm not raising any rents during this time. Of course most laws are state specific. So I would check with your local laws first before a raise in rent turns out to be no rent at all.

I believe I’ve done it with less. I’m a Canadian that invests in western New York. I have bought 6 homes (12 units) for $210,000 and total capital deployed was about $52,000. I know what you’re probably thinking, “yeah I didn’t want to buy garbage” I assure you neither do I. There truly is very minimal maintenance and my gross monthly rents for 12 units is $6300. All tenants pay their own utilities (except water/sewer) so an investor I couldn’t be happier.
