I agree, substantial improvement is indeed the more difficult one.

@Philip Ma thank you SO much. Just to double check, can I still have mortgage on the OZ property as we would do normally?

just concerned that my 25% down payment  doesn’t meet the requirement of 90% of OZF assets.

Hi I have done some research but I still need come clarifications on the Opportunity Zone Fund.

If I use OZF to buy a OZ property, do I also need to meet the requirement of substantial improvement in order to qualify for the tax benefits? or simply using OZF to purchase OZ property would make me qualified?

@Lee Gardner thanks for the updates. yes, I heard the construction and material are very expensive now. Very likely I will be taking it slowly too. I just started the design. Hopefully by the time I am ready to build, the cost would be much more reasonable.

Hi all, I am in San Diego.

I am not sure this is the right place for this request or even allowed. If not please delete this post.

Can anyone recommend an architect company who is familiar with ADU and is responsive, organized and creative in problem solving? My case is a little bit tricky and this is my first project. I want to be cautious.
