Very hard to have a quick answer for what should I look for.  Kinda like car shopping and you know nothing about how an engine works but open the hood anyway to look at the engine.  
big ticket items

- sewer.  If no sewer connection, will the land perc for septic. Is there enough room to install drain field for septic. 
- type of lot. Sloped, flat, rocky? All this will change the building envelope and type of structure you put there. 

Keep this in mind.  Infill lots in established communities usually have a reason tied to them why they haven’t been built on yet. A huge headache is just because land is for sale doesn’t mean you can put a house on it.  Could be a storm drainage on it the lot, easements, creek, river flood plain etc.

Converting to duplex can be a huge task. Check zoning first before you go all in.

You are correct it is time consuming. That's why a lot of land flippers going the tax delinquent route use virtual assistants (VA). Basically you give them an excel list and tell them how you want it scrubbed and what you are looking for etc. you wake up the next morning and it's done for you.

Great land question. Have you considered tax delinquent properties? You should be able to go to the county website and find the tax department to get the information. Then ask for a list of tax delinquent properties. Some state require you to fill out a freedom of information act document that takes less that a minute to fill out. Then they send you a list of people who are late on taxes. Then you can mail them and ask if they are interested in SELLING the property. I wouldn't suggest taking on the tax lien, because there are a lot of restrictions and laws about it how long it will actually take before the land is yours. It takes some time to go through the list but you can find a diamond in the ruff for sure and it's not listed on MLS.
Then do your due diligence to check zoning, easements, other liens that maybe on the property, utilities etc.  

Another thing to think about. I think it was mentioned earlier but if that area is rocky you need to account more in your budget for utilities. Hammering out rock or blasting for foundations, and utilities can get pricey real quick.

I am in the Charlotte area.  Is it a great place to invest? Yes absolutely. Will you find much return on your invest for under $500k. I don’t think so.  Working in this area if you are finding homes under $500k you will have to force equity into the house for repairs, adding rooms etc to make it work.  Land in this area alone is killing most investors because a single lot can be over $200k. Again I know compared to up north that’s nothing but working in this area that’s a huge bite considering other parts of NC and SC you buy land $10k per acre.
