@Ronald Starusnak thanks for the info, would love to connect and hear a bit more about what you're seeing when looking at neighborhoods. In my initial research I've noticed the same thing about one place selling for $70k and then two blocks over they're at $120k. Knowing the city fairly well and that you can get a lot a more for your money has certainly got me looking into some BRRRR opportunities with the landbank or just off MLS.

@Ronald Starusnak Thanks for the post! I grew up outside of Syracuse but now live in CO and have been seeing the landbank, and other properties come up for sale. I might have misread but are the landbank properties only being sold to owners that plan to occupy for 5 or more years? Can you purchase from the landbank as an out of state landlord?

My unit is in the NE part of town by Cottonwood Creek Park. I’ve actually been house hacking for the last 5 years, although I didn’t know that’s what it was called until I found BP!

This time around I’m looking for my own space, at least to start out with. Hoping to find something closer to downtown or Old CO City. Trying to get in that area before all the new building projects cause me to get priced out.

The winters here are not bad at all, I grew up in upstate NY so I have pretty solid perspective on bad winters. The weather is pretty random though, it was high 60s and sunny this past weekend but it’s snowing as I’m typing this!

It’s always sunny though so that really helps a lot.

I'd like to close on the new place within the next few months. I've been keeping an eye on zillow and have an agent sending me listings from the MLS so as soon as the right place pops up i'll be ready to put in an offer on it.

Lately I've been trying to do some reading on how to put myself in the best position to minimize taxes from rental income.

Hello Everyone!

I've been a lurker for a few months now and have been bingeing on all of the BP podcasts trying to learn about all the different ways to get involved with REI. It's been a fun experience hearing everyone's stories and is super inspiring to see what people are achieving.

Having been a long time Dave Ramsey listener I finally got out of debt last year (minus my house) and am ready to step up my investing to live a more free lifestyle. Reconciling that mindset with a borrowers mindset for REI has been an interesting experiment but one that I think laid a good foundation for me.

I'm looking to purchase a new primary residence in Colorado Springs this year and turn my current townhouse into a rental. Hopefully I can find one that needs some slight rehab work to get a little practice and then use that experience to move into BRRRR or flips.
