Mason, I'm curious how the Texas vines favored with the hard freeze this year? Did vineyard owners take measures to protect the vines? Are they having to file crop insurance claims to replace vines?

Thanks, good thoughts, they're offer for down payment would have been a little less than 20%. I'm going to counter asking for more down, and like you said, if they don't budge on that we'll go up on total price.

I just received an offer for my vacant land in AZ. The offer is full price but a low down payment asking for seller financing with a balloon after 6 months. I knew I would probably have to do seller financing, but I'm going to counter and ask for more down. Any pitfalls I should watch out for? Never having done seller financing, I'm a bit uneasy.

Yeah that's a tough one, maybe list for sale or lease. A small business like a dental office may prefer to lease the land rather than finance the extra $280k in a new office. The long term lease would keep passive income in the family for years. May be a tough sell in the moment but Prescott Valley is growing, you may be 5-10 years away from that property becoming very valuable.

To reiterate what has been said already, right now is a tough time to build in Arizona. Even large builders who have been building here for years with established relationships are having to add months to their building schedules because of the lack of labor. It makes more sense to buy something existing if you can get your hands on something.

Phoenix is a really cutthroat market right now. If you have the ability to get your hands on off market properties you should consider wholesaling. Most anything rentable that goes on the market in the Phoenix area has multiple offers within a week, so it's a tough market to get started as a property owner right now. So if you stay in Arizona, wholesaling might be your best bet in the near future.

Very good points, I had the same thought about pesticides at the golf course. Would have to find out if the soil and water could be revitalized over time. It's over a 100 acre property with a good aquifer below it.

In Arizona we've had good success with Italian, Greek, Spanish, and some Rhone varietals, thicker skinned reds particularly. Tannat, Barbera, Aglianico, Sangiovese, Petite Verdot, Tempranillo. Not too many whites, but Malvesia Bianca, Viognier, and Picpoul Blanc have done well here. At my vineyard I have Cabernet Sauvignon and Petite Verdot. In Arizona, Cabernet Sauvignon isn't anything to write home about, but I'm thinking a 50/50 blend with the Petite Verdot could be a decent wine.
