Post: Using the calculators

Hi Guys, 

I've been trying to get into real-estate investing for a few years now.  I've not had any success...  YET!  I've had a couple deals under contract but back out due to things like alleged septic drain field failures etc.  However, I have  a hard time trusting those inspections considering there are people living in the house years after and I still haven't seen any construction to replace the drain field.  Frustrating.  Anyway, on to my question about the calculators...

If everyone is analyzing these deals on the bigger pocket calculators, like, isn't bigger pockets just crowd sourcing deal analysis by us? I mean if it's a great deal and we are loading details right down to the address and MLS number, what's to stop bigger P from then sharking that data and beating someone to the offer. I'm not accusing anybody of that going on nor have any evidence of such.

What are your thoughts?

Also, would love some advice to get started...
