Post: Contractor let me down

I have found a contractor to do a big renovation job on one of my properties, paid him 50% up front. He said it would be done in about 4 weeks. But there has been almost no progress for 5 months. He regularly tells me that he has been busy and the proper work will start next week, and I am rather fed up with this answer. What is the advice from people who have come across this problem before?

I have been trying to do BRRRR but I have come stuck at the refi stage.

In my limited experience portfolio lenders don't like properties worth under $50k and some of them even don't like properties worth under $100k. Perhaps you will have more luck than me, but I would suggest that if you want to do BRRRR the properties over $100k would be better than the cheaper end.

I would like to seek advice on how to deal with this problem.

Back in July 2016 I send $10,000 to a mortgage broker for the due diligence and appraisal fees for a block mortgage of 8 properties. He apparently sent the money on to the mortgage underwriter who were going to process everything for BlackRock who were the lender. Now I find that the mortgage underwriter has stopped dealing with BlackRock, and he won't return my money because it has been spent (although there is no evidence of what it was spent on). The underwriter is also not picking up the phone or answering his emails.

Does anyone have any suggestions for how I can get my money back?

Hi guys. I own two properties in west Atlanta, one in 30331 and one in 30314. I need a new property manager. Can anyone recommend a good one, or even tell me about any that I should avoid?

I am trying to buy a lease option on a property in Memphis for a sandwich deal, and I would like to find an attorney or lawyer who can do the paperwork for me. Can anyone recommend a contact who has experience in lease options in Memphis?
