Having just sold my lakefront property on lake Hopatcong I can tell you this... I rented the home several times over the last few years. Rents have been coming under pressure a lot and what you need to cover your costs for a year are fast becoming more than what you will see in income. You need to remember things like most homes in the area are well water, septic, have sump pumps. Therefore consider what you will need to do for winterization if you don’t have it rented. Electric will most likely need to stay on consistently.  
it may sound like an opportunity to get some great $ on STR but in my experience anyway, I received more demands for lakefront STR at a ridiculous amount (I'm talking half of what is normally anticipated) than I did in getting anything that was near the rents we used to see five years ago.

I have a couple of questions... looking to get started in investing. I am a licensed RE agent. 

I have an oppt to purchase a home. I know the owner and saw they are in notice of lis penden. How can I find out what is owed to know the bottom line they need to get out? I don't want to offend but I also think what they are asking for is too much.

Also trying to figure out if I'm better off to buy and hold (rent it out) or buy and sell. I think I could flip it for a decent amount of profit without having to put too much in it.

How do I know what way to go?

thanks, it's just me in this. Looking to just maximize benefits tax wise and structurally set up my business (RE agent) and investments correctly from the outset.

hi, I'm a newbie looking to get going. I have a couple of avenues I'm investing in. It was suggested I set up an LLC for each avenue and an SCorp overseeing them all.

Can anyone provide guidance/thoughts on if I should set these up in NJ (home state) or if I can set them up in a more beneficial state like NV/NM/Delaware etc? I am also a real estate agent with all my income coming from sales in NJ but my brokerage is online - should I be concerned on double tax if I go outside of NJ for set up on this LLC?

hi All,

I am a licensed real estate agent in Northern NJ, specifically focused in the Morris, Somerset, Sussex and Hunterdon counties. I am working towards my own Real Estate Investment strategies (beginning stages specifically focusing on rentals and fix/flip properties).
