I have heard many tenant horror stories, but the Johnny Lewis story tops them all. He beat his 81 year-old landlady Catherine Davis to death, killed her cat and then supposedly "fell" off the roof dying in the driveway. 

This is not meant to deter anyone from investing In real estate, it just poses risks associated with living in a building one manages.

Hi Nathan

I would recommend checking your own FICO score and see if there is anything that you can do to max it out. The Experian app has a lot of hypothetical results (raising or lowering your score) based on actions that you could take. So I went through all of the potential actions, got my report and then quit my membership. This cost me $1. My reasoning was that it would take a while for anything that I did to change my score, so I can check again on another one of the three agencies reports to get my score free and see around what it is. Or I can return to the Experian trial week for $1.

This way if you need time to do research, you will know where you stand when it comes time to apply for a loan. I hope that helps.

One more thing to consider.... I wouldn't personally feel comfortable being to close to the nuclear power plant down there.

I have heard the same about that area from colleagues that went to university there Irvine. And a relative of mine was loving Aliso Viejo in a relationship which might not be a bad commute to Irvine. But the HOA fees were killer in AV. And once he was single he realized that being single in Irvine is pretty much a nightmare... It has great land planning and seems safe but no walkability and no feeling of individuality. It's like a more expensive Calabasas with expensive toll roads.

I would consider the implications of rent control. From my understanding Santa Monica is the worst place to be a landlord. Have you considered an FHA loan on a duplex or triplex? You have a good downpayment, so couldn't you get a duplex or triplex with that much downpayment and still have your targeted monthly payment at around $2200?

(I have heard the costco version comes with a credit that pays for the unit in credits if you need one).
