I'm in the process of doing a cash out refinance for my duplex in SC. I would appreciate anyone who might have some referrals on banks or lenders that can do cash out refinance for 75-80% LTV.

I am a novice investor and this would be my first rental property deal. This property looks promising and the owner is willing to finance. However, I reside in Florida and I am not familiar with the area or vacancy rate. Any helpful advice is appreciated!
