I find myself at times confused finding how to structure my self in my business 

My goal is to become an investor 

I figured the skill set I can acquire by being an agent would put me in a good position to be an effective investor. Plus the active in come from commissions can help me buy property 

I know there is different ways to get into the business and you don’t need a license but thats the method behind my approach 

But how should I be building my realtor business? When I prospect should I be prospecting for buyers and sellers? Or should I be prospecting for off market deals, connecting with investors and getting business from them? Or should I be doing all 3? 

Not all agents are investors and it’s a different game but I feel like the way I’ve been structured in my business has been as of a regular agent? 

Hello BP, as an agent when should you start considering getting an LLC and when is it to early to get your LLC?

What are some advantages / disadvantages ? 

I'm a part time RE agent still within my first year. I plan to leave my W2 when the time is right but was recommended an LLC for tax purposes

Has anyone house hacked with there significant other? 

My girlfriend & I just hit 2 years. We are in a long distance relationship (2 hours apart). we are BOTH 24 & live with our parents.

We are tired of the travel back and forth on the weekends and we want to move in together but I want to be smart about it

Now, I am the more INVESTOR driven one in the relationship. RE doesn’t really interest her. I got licensed a few months back as an agent (I’m still trying to take off but I am still at my W2 job) and I am really passionate about RE. However my GF is NOT. 

I am also the more goal oriented one as well. My GF has the settle down mentality (marriage, kids, etc) where as I don’t, at least not right now. RE is a big focus of mine

My goal is to be finically free and not get caught in the rat race. I want to get started in investing and I want to use the HH strategy but my GF is not having it. I’ve explained the benefits of sacrificing now for a better tomorrow but still. 


what’s everyone’s Experience being in a relationship where when it comes to RE, you guys are not in the same page? Would like to hear it from people who have been in a similar situation

Hello, I want to withdrawal from my 401k to have ready for an investment opportunity.

Has anyone taken a withdrawal from their 401k retirement account during this covid pandemic? 

Per the Care act- an individual can now take a withdrawal of up to $100,000 from eligible retirement plans, including 401(k) plans and IRAs in which you don't have to repay the funds. 

To my understanding, The only thing I'd have to pay is the 10% federal tax. But prior to this coronavirus pandemic, if you were under age 59½, taking a distribution from your 401(k) would trigger a 20% federal tax hit and a 10% early distribution penalty which doesn't sound smart to me

I want to know if now is a Smart time to take that money out and invest it else where where it'll multiply. Im 24 years old & im just getting into investing. I have about 18k in my 401k and I want to know what's the best way to remove that money out without getting hit. The care act is until 12/31/2020.

I've also heard people say that if structured correctly, I can get a custodian to move my 401k into a self directed IRA (like an IRA financial trust), to then move the money into an investment like RE. Like this ALL the in come and gains are tax fee.

Hello, I am attending a 3 day work shop by fortune builders which is a company started by Than Merril. I attended a free 2 hour RE course from them and then purchased from them also this 3 day work shop on RE investing for $197. Has anybody had experience with this company or these types of workshops? They will be going over whole sale and different types of methods and their systems on investing etc seems like a beginners guide on RE. As i am going over the material it seems to me after the training they will present their coaching programs or some sort of program to help jump start your RE investment path with them. the program seemed like it was packed with a lot of info so I thought itll be worth a shot to hear but any tips, pointers or things i should expect when attending these seminars?
