Parks are out there, Loopnet, MLS, Craigslist. Found mine on Loopnet. It is like any other property you search for. All about timing and what you want to pay. keep putting time in and you will find what you are looking for. Good luck.

Hi Julie,
I own the park about a year now. So far so good. All tenants own their own home and they lease the land from us. A lot different than what I am used to dealing with. I do not have to maintain the homes, just the land and septic system. If you start looking, try to find a park where the tenants own their own homes and pay land rent. Less for you to maintain. Also look for city water and sewer instead of well water. Septic system not so bad. Good luck..

Thanks for the response, I do realize the amount of work it does require to find those cap rates. That is basically the rates I have acquired my properties at. Anything less is way to risky for me. I have no limits on how may units, just a minimum. Can you narrow down the areas in NC and SC? Thanks again.

Hi everyone,
I am investor in NY looking for high cash flow returns out of state just like most. I currently own 3 buildings that total 27 units and a mobile home park that consists of 34 units. I have a mix of section 8 tenants with good cash flow but some of the buildings are in rough neighborhoods. As most know NY is extremely difficult to secure a property with a high cash flow returns these days. So my question is, where can I locate multi family properties 20 units plus outside of NY in not so rough areas that would fetch 9-11 cap.
