Post: Best Use for 3 Acres in Texas Hill Country to Generate Income

Hi! I'd love to get this group's thoughts on what to do with 3 acres of undeveloped land (no septic, no water) in the Texas Hill Country that I plan to eventually pass on to my children (read: never sell because it's family land). I'm considering options like building a single-family home for STR or creating a small RV park with a few pads, but I'm open to other ideas. The goal is to make at least $1,500 per month to break even. I have 5 STR's in the area, so I'm familiar with that, but I'm not sure if it's the best move here. Thanks so much!

Quote from @Tyler Winget:

Have scaled operations over 200 STRs. Majority SFH, some arbitrage, now getting into more commercial with boutique hotels/motels.

I'd be happy to share my experience with you.

Outside of trail and error, a referral I have is Kelley Lloyd from "Prospective Hospitality" (google it) is whom I learned from.

Awesome, let me check her out! Thank you for the referral. :)
Quote from @Andrew Steffens:

Curious, is this something typically that is compensation based or volunteered? Speaking generally.

Are you asking about mentorship? Time is money so I would expect that a mentor would expect to be paid.
Quote from @Paul Sandhu:
Rent your STRs to traveling workers in the oil and gas industry.  I don't know where the Texas hill country is, but there is a lot of money to be made from the oil and gas industry with housing.
We are 3.5 hours from the oil and gas hub but I like where your head is. :)

Hi there! I'm interested in a mentorship program or mentor but I’m NOT interested in arbitrage and I do NOT need a Realtor. I have 5 vacation rental properties in the Texas hill country & I want to scale. I own & self-manage all 5 but I need help getting to the next level. I’m on Airbnb/VRBO & I’m about to launch my direct booking site.  Every mentor I’ve found either wants to represent me in the real estate transaction which is unnecessary because I’m a licensed Realtor, recruit me or they want to teach arbitrage. I'm looking for a business mentor that can help me optimize my current portfolio and help me create a plan for scaling my business. Does anyone do that or know of someone who does? If so, I would love their contact information. TYIA
