We are looking at 100 to 120 unit Class B & C type properties in NC, SC and FL.  Cap rates range from 7 to 9% depending on location and condition of the property.  Has anyone had experience investing in this market?  I'd like to hear about your experience, suggestions or advice.

Hello All,

Thanks for the reception and inquiries.  I run a hard money money lender called Vega Funding focused on single family fix and flips and multi-family properties in New York and Florida.  More info on my business is at our web site, but I dont know what the protocol is for posting such info here...We are based in Forest Hills NY so Long Island and the 5 boroughs are a major focal point for us.

Also have a separate business that sponsors, structures and invests in multi-family properties focused on current yield and reasonable asset appreciation.
