Post: Duplex in Butcher's Hill, Baltimore City

Hey guys,

I'm Anna, I've been lurking on bigger pockets for about 2 years and I'm under contract for a duplex in Butcher's Hill, Baltimore City.  It's 2-unit townhouse, separately metered, larger unit currently occupied with a rent that will cover my mortgage.  Not really looking to do anything other than dramatically lower my COL and escape the rent trap with this property.

I've been to the property and driven around the area countless times and it feels so much less congested than Canton and Fells Point.  The property has a small parking pad for me but the parking in the area seems way more reliable than the more "desirable" neighborhoods.

For those that have been in the Baltimore Real Estate game for a while - I'm curious what your opinion on this area is as I've seen mixed reviews.  Am I crazy for thinking this area can only go up in desirability being so close to Johns Hopkins Hospital and with the redevelopment projects around JHH going on?  It seems that the drawback to this neighborhood is always that it's close in proximity to "bad" neighborhoods such as Middle East, but it's my understanding that Middle East will largely be redeveloped in the coming years.
